Is Financing a New Home Difficult?

New home builders can make the home buying process even easier with streamlined financing. Most builders can arrange home loans through wholly owned mortgage subsidiaries or partnerships with third party mortgage lenders. The relationship between the builders and their partners simplifies the buying experience, reduces stress, time, and unwanted surprises. Prior to purchasing any home, buyers should do their own due diligence. Here are a few steps to get started:

  1. Assess Your Situation – Buyers should start by having a solid grasp on “How Much House” they can afford. Online mortgage calculators are a great way to estimate a monthly payment. At MidFlorida.com, potential home buyers can find eight helpful calculators to assess monthly payments, rent vs own, tax savings, and more.
  2. Understand Your Financing Options – There are many mortgage types to meet the needs of each individual buyer. If you are a first-time buyer or unfamiliar with the financing process, it is recommended that you meet with a trusted mortgage professional to understand the available options. “Mortgages are not one size fits all and can be complicated. There is no fee and it is well worth the time to meet with a Mortgage Professional to understand what option best fits your goals,” advised Richard Green of MidFlorida Credit Union.
  3. Dismiss Down Payment Rumors – Do not automatically write off owning a home because of the down payment. There are down payment assistance programs available that may be used to facilitate the home buying process. Mortgages are now available with a wide range of down payment requirements, some as low as 3.5%. Buyers eligible for VA financing may be able to purchase with no money down.
